Evaluating Listing Agents Using Their Sales Data

As a real estate investor, you will need to work with real estate agents from time in order to promote your properties for sale or rental. While you may have a favorite agent, there will be times when you may need to branch out to work with another real estate professional due to the location or type of property that you are promoting. In these cases, your selection of a good real estate agent will play a major role in your success with your real estate investment, so you need to carefully evaluate the agent ahead of time to optimize your chances for getting fast, productive results.

For starters, check out how many sales the agent has compared to how many properties he or she has listed. If the agent has a lot of properties but very few of them have sold, you may want to look for another agent who has more time to focus on your property and move it quickly. However, you should compare agents to each other as well, since the market will, in part, determine how successful an agent is at moving properties.

Once you have identified agents with good sales numbers, it’s time to evaluate how far below or above asking price those sales were. While you definitely want someone who can move a property, you don’t want an agent that sells so far below asking price that you fail to make any money on your investment. Look for agents that are selling relatively high volumes near or even slightly above asking price to identify agents who are familiar with the market and what will sell.

Finally, check out the average number of days that an agent’s properties spend on the market. Remember, you do not necessarily want the shortest period of time in this scenario, but you also do not want your properties languishing on the market and losing their appeal. Look for agents with relatively short turnaround times but also good sales prices and relatively high volumes of sales.

Of course, you will also want to interview your agents ahead of time to make sure that you find an individual who will work well with your real estate investing style. Some agents love investors; others tolerate them, and some will refuse to work with them. You need to find a real estate agent who will take your goals for your real estate investments and make them his or her own.
